Most people find out about a problem with their title when they try to sell or refinance. A free county service can tell you much sooner, the moment a document with your name or parcel number is recorded.
What Property Watch Does
Property Watch monitors the county’s public records for the parcels you choose. When a new document such as a deed or a lien is recorded against one of them, the Recorder’s Office sends you an email. If the change is one you expected, like a refinance, you can ignore it. If it isn’t, you know right away.
In 2024 the Utah Legislature passed SB 165, which requires a service like this in every county recorder’s office in the state. Information about it now appears on property tax notices.
It can't stop a fraudulent filing, but it can make sure you're the first to know.
Who Should Sign Up
Every owner benefits, but it matters most if you own a property you don’t live in:
- Rentals and vacation cabins
- Vacant land
- Homes that are paid off
- An aging parent’s home
How to Sign Up in Five Minutes
- Find your parcel serial number on your property tax notice.
- Visit Utah County Property Watch and search by serial number or name.
- Enter the email address you check most often and confirm.
- Repeat for each property you own.

If an Alert Arrives You Don't Recognize
Don’t ignore it. Pull up the recorded document, then call a title professional or a real estate attorney the same day. The sooner a fraudulent deed is challenged, the easier it is to correct. Our team is happy to look at it with you.
